Triggers for rollout 

The requirement for energy performance certificates to be included as part of the Home Information Pack in the residential market is well documented and the rollout of EPCs into the commercial sector is a natural progression of the same European directive.

 All commercial buildings when put on the market for sale or on assignment of lease and on construction or modification, will require a commercial EPC by October 2008. These EPCs will be valid for ten years or until a more recent version is available.

There are a few exceptions;

  • Places of worship
  • Temporary buildings < 2 years
  • Stand alone buildings with floor area < 50sq m
  • Buildings with low energy demand

Timetable for rollout

  

6th April 2008 with total useful floor area of > 10,000sq m

1st June 2008 with total useful floor area of > 2,500sq m

1st October 2008  - All remaining properties.
