Commercial EPC process
During the process of producing a Commercial Energy Performance Certificate, the assessor will need access to certain documents, where available;
- Plans
- Schematics
- Heating specifications
- Water heating equipment
- Air conditioning
- Mechanical ventilation
- Health & Safety
- Asbestos register
The time spent on site to complete the inspection will vary according to the size and complexity of the property and on the availability of the documents outlined above.
The assessor will also need to spend some time with the person responsible for building maintenance.
Once all the data has been collected, the assessor will use the National Calculation Software to produce the finalised EPC which will have taken into account the following variables;
- Type of construction (floors, walls and glazing)
- The use to which each part of the building is put
- The heating, cooling, hot water and ventilation systems
- The types of lighting employed
The final Energy Performance Certificate
The energy rating for a commercial building is based on CO2 emissions. The scale ranges from 0-150+ where a lower rating indicates less than typical CO2 emissions.
The final report will include recommendations providing advice on how to increase energy efficiency with indications as to anticipated payback timescales.
EPCs for the sale or letting of buildings other than dwellings will be valid for 10 years.
